A Loan Estimate is a required disclosure for most residential mortgage applications in the U.S. This form helps lenders provide borrowers with a standardized, RESPA-compliant summary of their estimated loan terms, closing costs, and projected monthly payments.
The template covers the loan amount and interest rate, projected monthly principal and interest payments, estimated total closing costs itemized by category, cash required at closing, prepaid interest, and disclosures about rate lock status, escrow requirements, and applicable loan features.

Under RESPA/TRID rules in the U.S., lenders must deliver the Loan Estimate within 3 business days of receiving a complete loan application. The borrower must receive it at least 7 business days before closing.
Loan terms, projected monthly payments, closing costs (both lender and third-party), cash to close, rate lock information, and disclosures about specific loan features like prepayment penalties, balloon payments, or negative amortization.
