The template covers the project scope and rooms involved, structural or permit-required work, utility shutdown and protection plans, material selections and lead times, contractor assignments by trade, inspection milestones, budget tracking by category, and punch-list items for completion.
A well-maintained renovation checklist keeps everyone aligned — homeowners, general contractors, and subcontractors — and creates the paper trail needed to manage cost and quality throughout the project.
Structural changes, electrical work, plumbing changes, HVAC modifications, additions, and work requiring fire-rated assemblies generally require permits. Check with your local building department before starting — unpermitted work can complicate sale and create liability.
Get at least 3 quotes for each major trade. Add 10 to 20% contingency for unforeseen conditions (especially in older homes). Separate must-haves from nice-to-haves so you can cut if costs run high without stopping the project.
Generally: demo first, then structural, then rough mechanicals (plumbing, electrical, HVAC), insulation, drywall, finish flooring, cabinets, trim, paint, fixtures. Each trade needs the one before it to be complete to sequence inspections correctly.
All incomplete or deficient items identified during walk-through near project completion — paint touch-ups, hardware not installed, damaged materials, missing trim pieces. The list is formally completed before final payment.
A detailed written contract, a clear payment schedule tied to milestones (not calendar dates), weekly progress reviews, and documented change orders for any scope changes. Pay for completed, inspected work — not in advance.
