Roofing Inspection Form Template
Document every finding on a roof inspection — clearly enough to support an estimate or an insurance claim.
A roofing inspection that exists only in the inspector's head doesn't protect anyone. Whether you're a contractor preparing an estimate, an insurance adjuster documenting storm damage, or a property manager checking on a commercial roof, a structured inspection form creates the written record that backs up what you found.
This template covers the property and inspector details, roof type and material, age and last repair history, inspection findings by section (field, ridge, valleys, flashing, gutters, and drainage), condition ratings with comment fields for each area, any safety hazards noted, and a photo upload for each inspection area. Recommendations and urgency ratings complete the report.
Complete it on a tablet while you're still on the roof. The form saves automatically, photos are attached to the relevant section, and the completed report is ready to send to the property owner or adjuster as soon as you're done — no transcription required.
Roof field (shingles or membrane condition, age, granule loss), ridge, hips, and caps, valleys, flashing at penetrations and perimeters, gutters and downspouts, soffits and fascia, interior signs of leaks, and any structural concerns. For commercial roofs, add HVAC curb flashing and drainage specific to flat or low-slope systems.
Use specific, factual language — avoid vague terms like 'damaged.' Note the type of damage (impact from hail, wind-lifted shingles, storm-related flashing failure), its location, approximate extent, and any direct evidence of water intrusion. Photo documentation attached to each finding makes the report far more defensible.
Yes, with some customization. Commercial roofs often use flat or low-slope systems with membrane coverings, which have different failure modes than pitched residential roofs. Add fields for membrane type, seam condition, and drainage system inspection for commercial applications.
Enough to show the overall condition of each section and close-ups of every defect noted in the report. At minimum: a wide shot of each roof slope, close-ups of any damage or wear, condition of all flashings, gutters, and any areas of concern. For insurance claims, more documentation is better.
The completed form is the foundation of your communication. Walk the property owner through the findings section by section, with the photos as supporting evidence. Prioritize your recommendations — what needs immediate attention, what should be monitored, and what can be deferred — so they leave with a clear action priority.
